Maintenance and Warranty: During the warranty period, the supplier is responsible for handling equipment issues and malfunctions. Following operational procedures, the supplier is accountable for maintenance during the warranty period. After the warranty expires, the building owner or residents may authorize the building management to sign a maintenance contract with an independent entity for ongoing maintenance, subject to mutual agreement and documented technology transfer and instructions.

Troubleshooting: Inevitably, issues occur during operation and use. The electromechanical system’s technical department must be knowledgeable about operations and capable of handling common issues promptly to avoid disrupting the lives and work of residents. This includes addressing incidents such as fires, power outages, electrical faults, water loss, malfunctioning water pumps, leaks, air conditioning and ventilation system failures, damage to firefighting equipment, light electrical system malfunctions, elevator malfunctions, blocked trash chutes, among others.

Safety Operations: The electromechanical technical department must operate equipment and handle issues while ensuring the safety of residents, their own health, and the safety of equipment and the building.

Training and Development: The electromechanical department must allocate time for training sessions organized by local authorities, investors, the management board, or building management units. This includes training on firefighting drills, efficient and safe equipment operation, and guidance on usage.

Coordination: The electromechanical department coordinates with relevant departments and units to operate equipment and handle incidents safely and efficiently.

On-Demand Support Services for Building Residents: The building’s electromechanical system management may be supplemented or expanded by the building management unit to include additional service components. These services can cater to the needs of residents and units within the building, such as repair and replacement of electrical systems, water supply and drainage systems, consultation and coordination for internet, phone, and cable TV services, as well as supplying electrical and water equipment for households and units within the building.
